Where do we make cutbacks in our design?
To answer the question about what to cut back on when planning a house it helps to ask people with average to large homes what they consider wasted space or space that gets used very little in their homes. The answer might surprise you. Many of them see living rooms, dining rooms, reception areas or parlors and libraries as a waste of money and space. If you think of where you are living right now, think about where you and your family spend most of their time. Now think of places in your home that are hardly used at all. Sometimes, these places gather clutter or are used for storage. Remember, when planning a small home, storage areas and closets are for storage, not unused dining rooms and libraries. As we pull away from tradition of formally entertaining guests in reception areas, living rooms and dining rooms, we might as well take these rooms out of our small house plan entirely. Yeah, I know that most of us use our dining rooms on Thanksgiving and maybe Christmas. Two occasions in a year is not a good reason to have a dining room. As far as living rooms and reception areas, I see many homes that use these very little. Most of us have parties with friends and we all start out in the kitchen and end up in the family room. That's something to think about when planning a small house. Small homes can still hold a lot of people if the plans don't have wasted space.
Our kitchen is big with a lot of cabinets. It has an island where 6 people can sit. We use it a lot. Our family room is fairly big also. We can cram a lot of people in there for parties and stuff. And one more thing.... No matter how small the house plan is, it needs at least two bathrooms.
When you're ready to upgrade your home, it will sell when so many other homes won't.

When we designed our small house, we omitted unnecessary rooms and made the heavily used rooms large.
